What are the qualifications to move in?


We ask residents to earn 3x the rental amount in income before taxes. We will do a background check for criminal history, evictions and credit. We look for residents with positive rental history and clean backgrounds for the last 10 years.



What’s the minimum credit score required?


We look at the whole package of the resident, so there's no specific minimum credit score.



What is the application process like?


The application process is simple and you can even apply online! Once we receive your proof of income it takes about 24-48 hours to process the application.



Are there any specials?


We often run incredible move-in specials! Call the leasing office to hear what we offer currently.



What is the pet policy?


We welcome two pets per home. The fee for the first pet is $300 or $450 for two pets. There is a monthly pet rent of $20 per pet. We welcome dogs, cats and birds as pets. We have no weight limit but breed restrictions include Pit Bulls (Bull Terriers or American Staffordshire Terriers), Rottweilers, Dobermans, Chows, Akitas, Wolf-hybrids, Alaskan Malamutes, and Presa Canarios.



What do utilities cost?


Water, sewer, pest and maintenance are included in the cost of your rent. The cost of electricity depends on your usage. Cable and Internet are optional add ons.



Does the apartment come furnished?


No, it does not. However we will happily furnish your home for you. Furnishings start at approximately $250/month depending on the amount and quality of furnishings you select.



What lengths of lease are available?


We recommend 12 month leases so you are provided the best rental rate. We can also do leases 7-11 months for an additional short term rent fee.



When is rent due?


Rent is due on the first of every month. Rent received on or after the fourth of the month will be deemed late and be subject to a late fee.
